Facility Condition Index (FCI) is a metric that compares the cost of deferred maintenance and repairs to the current replacement value of a building. FCI = Deferred Maintenance ÷ Current Replacement Value. Lower FCI indicates better condition; industry benchmarks suggest FCI below 5% is good, 5-10% is fair, and above 10% indicates poor condition requiring significant investment. FCI helps prioritize capital investments across building portfolios and communicate facility needs to stakeholders. It is a key metric for institutional and government facility managers.
