Full Definition

A Building Condition Assessment (BCA) is a systematic evaluation of building systems, components, and finishes to document current condition and identify deficiencies. Assessments cover structural, envelope, mechanical, electrical, plumbing, fire protection, and interior finishes. Findings include condition ratings, remaining useful life estimates, and recommended repairs or replacements. BCAs support capital planning, due diligence for acquisitions, and insurance requirements. Assessment scope ranges from visual walk-throughs to detailed technical evaluations with testing.
